I`m happy to give you some advice. According to my knowledge and research, you do NOT pay "property taxes" when you sell a home. In certain situations, you might have to pay a capital gains tax. Property taxes are entirely different than capital gains or any other personal income tax issues . Property taxes are what you pay when you purchase a property. So, for example, if you buy a home in Southern California for $100,000 (which doesn`t exist, this is for example purposes only), you have to pay 1. 25% annually for property taxes. Therefore, you pay $1,562. This is often times impounded when you initially purchase your home and automatically liquidated. 21 (that`s how much it breaks down to each month) is added to your loan from the bank and then you don`t need to worry about it. If it`s not impounded then it`s best that you save that amount each month until you get your tax bill and then pay it right away to avoid penalties. Where I come in is if you bought a home for $500,00, for example, and it`s dropped in value to $400,000 (which is very common these days) I can file a claim to shrink your property taxes since your home can be reassessed. So initially with the $500,000 home you were paying about $520. 83 per month just for property taxes. With the reassessment you would only pay $416. 67 per month or a savings of about $104. That`s about a savings of $1,250 per year. I hope that answers your question. You asked a great question, so with your permission, I`d like to blog about it. CRA makes an allowance for owning two residences for a short period of time, and still treating the sale as the sale of your principal residence. I suggest you read CRA's information sheet on principal residences, linked below. Specifically: More Than One Residence in a Taxation Year ¶ 10. While only one property may be designated as a taxpayer's principal residence for a particular taxation year (see ¶ 6), the principal residence exemption rules recognize that the taxpayer can have two residences in the same year, i.e., where one residence is sold and another acquired in the same year. The effect of the "one plus" in variable B (the numerator of the fraction) in the formula in ¶ 8 is to treat both properties as a principal residence in such a year, even though only one of them may be designated as such for that year. As for renting a house that is formerly a principal residence see "Complete Change in Use of a Property From Principal Residence to Income-Producing" in the same bulletin, as this triggers a "deemed disposition" of the property.
